Four Seasons Hotel and Tower

Treadwell & Rollo performed environmental, geotechnical and earthquake engineering services for this 34-story, mixed-use development that includes a hotel, luxury residential condominiums, a fitness facility, upscale retail shops, and subgrade parking.

We conducted Phase I and II environmental assessments, aquifer testing and analysis, groundwater modeling, and flow estimates for dewatering system design.  Our engineers provided site-specific response analysis, including probabilistic spectra for three different levels of shaking. 

The main geotechnical concerns at this site were support of adjacent buildings, BART and MUNI facilities, streets, and utilities during construction. Our team also considered the hydrostatic pressures on the basement floor and walls during the 70-foot-deep excavation for the underground portion of the project. Treadwell & Rollo provided construction observation services for dewatering, temporary shoring, and excavation.  We also observed constructing the foundation mat, including tie-down anchors as well as constructing the new building.
